What is the most lucrative and promising license to get in the real estate industry?

I am at a career change. I have always enjoyed real estate. I am thinking about getting a mortgage broker license, but I am worried about the future of this profession. I would like to be able to get this license and then go on and, one day, open my own mortgage broker company. I have great people skills and I also really enjoy being able to help people. Is this career a good choice? If not, please let me know what career in real estate would be a wise choice. Thanks.
